    Thousands of New Jersey seniors could qualify for up to $6,500 in property tax relief through Stay NJ. Here’s who is eligible, payment details, deadlines, and key rules.

    Stay NJ offers major property tax relief for eligible homeowners

    Thousands of older homeowners in New Jersey may qualify for significant property tax relief through the state’s Stay NJ program, with benefits reaching as much as $6,500 annually for eligible applicants.

    The program is designed to help seniors remain in their homes despite rising property taxes. Payments are issued after eligibility is confirmed and work alongside other state property tax relief programs.

    Who qualifies for Stay NJ?

    To receive Stay NJ benefits, applicants must meet several eligibility requirements.

    Homeowners must be 65 years or older, have owned and lived in their New Jersey home as their primary residence for the entire qualifying year, and have annual income below $500,000. The home must be located within New Jersey.

    Residents who made qualifying PILOT (Payments-in-Lieu-of-Taxes) payments may also qualify. However, mobile homeowners are not eligible under the current rules.

    How much money can eligible homeowners receive?

    Stay NJ reimburses up to 50% of a homeowner’s property tax bill, with benefits capped at $6,500 for the current benefit year.

    The exact payment depends on several factors, including the applicant’s property tax bill and any benefits already received through other state programs such as ANCHOR and Senior Freeze.

    Rather than receiving one lump-sum payment, approved applicants receive the money in equal quarterly installments.

    Payments continue throughout the year

    The state has already begun issuing quarterly Stay NJ payments to eligible recipients.

    Paper checks are mailed directly to approved homeowners. Future installments are expected to continue during the year, subject to state budget approval.

    Officials encourage recipients to monitor their payment status if they have already applied.

    One application covers multiple programs

    A major feature of the Stay NJ system is its combined application process.

    Eligible residents can submit a single PAS-1 application that also determines eligibility for ANCHOR and Senior Freeze property tax relief, reducing paperwork for applicants.

    This streamlined process allows the state to calculate the total amount of property tax assistance available under all three programs before determining the final Stay NJ benefit.

    Important deadline for new applicants

    Residents planning to apply for the next benefit year should pay close attention to the filing deadline.

    Applications for the 2025 benefit year must be submitted by November 2, 2026. Missing the deadline could delay or prevent receiving benefits.

    Applicants should ensure that all required documents and income information are complete before filing.

    Why the program matters

    New Jersey consistently ranks among the states with some of the nation’s highest property taxes.

    State leaders introduced Stay NJ to reduce the financial burden on older homeowners who want to remain in their communities after retirement instead of relocating because of rising housing costs.

    For many seniors living on fixed incomes, the program could provide thousands of dollars in annual savings while complementing existing tax relief initiatives.

    Residents who believe they qualify should review the eligibility requirements carefully and submit the combined property tax relief application before the deadline.

    Applicants should also keep records of their property taxes, residency and income, since these factors determine both eligibility and the final payment amount.

    With benefits reaching up to $6,500, Stay NJ represents one of New Jersey’s largest property tax relief initiatives aimed specifically at helping older homeowners remain in their homes as living costs continue to rise.
